These details are intended to “guide”, most purchasers prefer to develop a bespoke house or bungalow with us. Design and planning help is available on request, a full range of specification options are available.
Living in a solid wood home is the choice for many families because of the warm inviting atmosphere, the cycle of humidity absorption and release, the natural beauty of wood and many other environmental advantages.
Foundations
• This form of construction is no different in basic principles as more traditional methods; the main loadings are more or less evenly distributed around the perimeter.
• Internal walls take some of the roof and upper floor loadings. And live loads are distributed as normal. Depending on Building regulations and ground conditions, these loads are transferred to the substrate on a Concrete Strip Foundation or raft.
A site visit is always required before a quotation can be provided.
Pressure Treatment
• Pre-treatment of timber with Borax water repellant, anti-fungal agent and insect Repellant – Control of Pesticides Regulations 1986 HSE No. 5687, BBA Certificate number 93/2893 (Second issue 1998). Disodium Ocoborate Tetrahydrate Na2 B8 O13 .4H2O is standard.
Floor:
• Minimum ex 31mm Tongue and grooved boarding face screwed to ex 147 x 47 framing to reduce creak and allow easy subsequent access. A vapour barrier is fitted over the tanalised framework and Foil Tek Double is fitted to give a resultant – U Value better than 0.25 W/m2 K.
• The floor is coated (normally by the customer) with Polyurethane Floor Varnish to enhance the appearance with rich clarity. Exterior Walls
• The cross section drawing shows Softwood 70mm triple finger interlocking joint along the full length of each log.
• Phenolic foam and foil board insulation is inserted between studding, Studding is covered internally with 21mm match boarding to the same face profile as the log externally. Alternatively, insulated plaster boarding can be used.
• At each corner the wood is machined with a weather resistant cross-halved joint, which adds extra rigidity to the structure.
• The external walls are coated with a combination of Butinox 1; this comes in a large selection of standard and non-standard colours. It provides additional fungicide, insecticide & UV protection. Two coats of Butinox 4 clear are then applied which gives a UV & weather shield. Every 5/6 years one further coat of Butinox 4 will be required to maintain the external finish (see manufacturer's details).
Interior Walls
• Softwood 70mm triple finger interlocking joint along the full length of each log. At each corner the wood is machined with a weather resistant cross-halved joint, which adds extra rigidity to the structure.
• The use of integral partition walls as part of the building footprint adds to the rigidity of the dwelling.
Roof
• (1) Support comprises one full-length ridge purlin and intermediate (mid-span) purlins.
• (2) Above the purlins 18mm thick stress relieved tongue & grooved roofboards are fixed. These attractively finished boards are visible from the inside of the cabin and provide a finish contemporary to the rest of the cabin.
• Above the roofboards rigid closed cell foam with two skins of reflective foil between 50 x 50mm or 50 x 100mm R/S carcassing and Superquilt 18mm plywood board laminated on one side is fitted. U Value 0.18 W/m2 K. Higher levels of insulation are available at extra cost.
• Alternatively to items 1 & 2 we can provide a composite interlocking insulation TEK panel system comprising 2 skins of OSB and solid foam filling giving a performance of 0.20W/m2 K or better.
• Above the decking a single skin is fitted of Foil Tek or `Protect 300` a breather membrane, waterproof barrier and second line of defence.
• A choice of Reinforced Bituminous felt shingles (25 year warranty), metrotile light steel roof tiles, or any other traditional materials are on offer.
Roof Overhangs
• Large roof overhangs of 250mm or more at the eaves protect the wall logs from adverse weather.
• Apex overhangs do the same as above and offer cabins with integral balconies further protection when the weather becomes stormy.
• Overhangs offer additional protection to the occupants from the hot summer sun.
• In wintertime when the azimuth of the sun is lower rays can penetrate under the Eaves to supply welcome warmth and light.
Ceilings
• 47 x 147mm softwood floor joists at approximately 600mm centres with 38 x 38mm herring bone strutting supports. Insulated with 100mm of Glass fibre insulation and Matchboarding fire treated to class 1 under the joists.
• In Bathrooms shower rooms and toilets 12.5 mm plasterboard fixed, taped and skimmed with stipple finish.
Windows
• High performance nominal 26mm double glazed units fitted with 5-year warranty into reduced joinery outward opening tilt and turn opening casement/fixed light combinations as illustrated in cross section
• Casements are fitted with a Single compressible high performance weatherseal.
• Windows are treated with an optional preservative.
• Shutters are fitted as an optional extra (see price list).
Doors
• High performance toughened nominal 26mm double glazed safety units fitted with a 5-year warranty into reduced joinery frames and leaves.
• Door leaves are fitted with external grade finished heavy butt hinges five lever door lock, handle and Euro type cylinder.
• Casements are fitted with Single compressible high performance weatherseal.
• Doors are treated with an optional extra preservative (see price list).
• Shutters are fitted as an optional extra (see price list).
General Specification Issues
• Windows & Doors may be made compliant with BS6262 & 6206.
• Where applicable (optional package) Gas flues can be fitted in accordance with BS5440.
• Where applicable timber products will be treated in accordance with BS5589.
• Where applicable services will be specified and installed in accordance with BS6762.
• If required (for instance in public buildings) the timber surface can be coated with a clear intumescent fire resisting varnish. This coating is costly and would not normally be required as timber is capable of retaining its structural integrity for long period in fire.
• Electrical wiring and fittings installed to IEE standard. • Electric water heating system. Gas or Oil alternatives if required (optional packages).
• TV point and telephone point (where appropriate) to living area (optional package).
• Smoke detectors.
Standards and Build Specification for turnkey package Lounge
• Surround hearth, base and Electric or Gas fire.
M & E Specification Electrical installation comprises:
• 10 Way Isolator
• Wall switches
• Double sockets
• Fan sockets in Bathroom/En-suite
• Bathroom light points
• Bedroom light points
• Light point in the living area
• External light point(s)

It is normally left for the customer to purchase lights of their choice. We are happy to supply a catalogue and quote for the supply of your choice. We would then fit these instead of basic points at no extra cost. If extra outlets were required then unless otherwise agreed, these would be charged out at £55 per double socket, £50 per light switch, and £65 per light point and £95 per other item.
Smoke detection and Fire Protection
It is not usually a requirement to fit smoke detection and/or fire protection to a single-storey structure. Unless requested and stated above, this is not normally included within our price and would therefore be the responsibility of the customer.
Emergency lighting
It may be a requirement to fit emergency lighting; this is not included and would be the responsibility of the customer.
Plumbing installation usually comprises:
• Oil or gas fired central heating boiler with radiators in each room
• Pressurised unvented hot water storage system
• WC with integral overflow
• Washbasin with Chrome hot & cold taps
• Combined shower base and cabinet
• Chrome Shower mixer
• Highline bath with Chrome hot & cold mixer taps
• Kitchen sink with integral drain board, Chrome hot & cold mixer taps

Internal carpentry fit out usually comprises:
• 3.5 x 4.5m shaped kitchen Layout
• Wall Cupboards above units
• Wall cupboard for fan

Rainwater goods VCu 100mm guttering and down pipes including fixing brackets, joints and bends but not including connection to waste or for soakaways.
Sewer and water connection usually comprises:
Note: It is taken that the cabin purchaser will have this work carried out.
• Form 100mm connection to existing sewer.
• Provide and lay 100mm-diameter pipe from connection to the new building.
• Construct appropriate no. inspection chambers.
• Reinstate road and drive.
• Provide and lay 25mm diameter water pipe from new building to existing main.
• Attend on connection to main by Water Authority.
• Traffic management
• Water connection by Water Authority.
A separate quotation can be given for this work subsequent to a site visit.
