Specification: For Rural Leisure Log Cabins
Where itemised in the price list provided we have included for the following; otherwise this is the responsibility of the customer:
Base and associated groundwork:
The type of foundation utilized is dependant on the location, ground conditions, the customer’s preferences and size/weight of the cabin. Typically the work would involve either excavating oversite, excavating isolated pads or excavating strip foundation, backfilling with hardcore 40mm to powder, adding sand blinding, laying dpc/dpm, then pouring GEN 1 concrete in foundations and oversite (raft and strip construction only), laying bark bed or stone ground covering (see customer requirements below). All spoil has to remain on site in heaps, adjacent to the job site. Reinforcement would be utilized according to the variable criteria mentioned above.
Standard drawings are available showing alternatives but a site visit and consultation with your local Building Control office is recommended.
Treatment:
Pre-treatment of timber with Borax water repellant, anti-fungal agent and insect Repellant – Control of Pesticides Regulations 1986 HSE No. 5687, BBA Certificate number 93/2893 (Second issue 1998). Disodium Ocoborate Tetrahydrate Na2 B8 O13 .4H2O or similar.
Walls:
Planed wall logs in 70mm nominal thickness using `dee` or rectangular profile externally and rectangular profile internally with fully interlocking tongue and groove design. Corner joints are machined with offset cross-halved joints for extra rigidity. They are designed to allow natural settlement of 2mm per wall log. Base profile is from sawn tanalised section.
Roof:
18mm `vee` grooved t&g roof planks, spanning between ridge purlin`s and wall logs. Purlins are manufactured to the engineers recommended loadings including and allowance for snow loads.
Insulation is added via a void created by ex 100 x 50mm R/S spacers topped with 15mm carcassing ply all securely fixed to the wall logs and purlin structure with heavy-duty woodscrews. The insulation used varies according to local supplies but usually consists of twin foiled urethane foam and Foil-Tek.
Roof finish comprises heavy-duty glass fibre reinforced bituminous shingles, securely fixed to the carcassing with clout nails in accordance with the manufacturers instruction and good practice. Other roof finishes can also be used and can be quoted for separately on request.
Floor:
Normally ex 41mm Tongue and grooved boarding face screwed to ex 100 x 50 framing to reduce creak and allow easy subsequent access (if secret nailing is required, this must be specified by the customer before ordering the cabin as thinner boards are needed to allow the secret nailing system we have to achieve the correct depth of nails required to assure permanent fixing).
When insulated, a vapour barrier is fitted over the tanalised framework normally Foil Tek Double – U Value varies according to floor area but normally exceeds 0.25 W/m2 K. The floor is coated (normally by the customer) with a water based Floor Varnish to enhance the appearance with rich clarity.
Joinery:
For quantity of items and sizes included please refer to drawings. High performance windows and doors are manufactured from composite softwood reduced joinery kiln dried.
Internally opening double-glazed windows give excellent higher security & are externally bead glazed. They incorporate integral weather seal, perimeter architraves are included. Doors are made from ex 50mm thick timber using heavy-duty hinges and high grade handle and latch assemblies. Unless otherwise specified external doors will be ½ glazed and internal doors will be solid panel type.
Electrical installation usually comprises:
5/10 Way Isolator 5no wall switches 4no Double sockets 2no Convector sockets 1no Fan sockets in Bathroom/En-suite 1no Bathroom light points 1no Bedroom light points 1no light point in the living area External light point 2no wall mounted convector heaters 1no wall mounted fan heater in bathroom
Note: It is normally left for the customer to purchase lights of their choice. We are happy to supply a catalogue and quote for the supply of your choice. We would then fit these instead of basic points at no extra cost. If extra outlets were required then unless otherwise agreed, these would be charged out at £55 per double socket, £50 per light switch, and £65 per light point and £95 per other item.
Smoke detection and Fire Protection:
It is not usually a requirement to fit smoke detection and/or fire protection to a single-storey structure. Unless requested and stated above, this is not normally included within our price and would therefore be the responsibility of the customer.
Emergency lighting:
It may be a requirement to fit emergency lighting; this is not included and would be the responsibility of the customer.
Plumbing installation usually comprises:
1no WC with integral overflow 1no washbasin with Chrome hot & cold taps 1no combined shower base and cabinet Chrome Shower mixer Kitchen sink with integral drain board, Chrome hot & cold taps

Internal carpentry fit out usually comprises:
1.5 x 2.5m L shaped kitchen unit Wall Cupboards above units Wall cupboard for fan Note: Infinite ranges of alternative specifications are available and can be quoted separately.
Rainwater goods:
PVCu 100mm guttering and down pipes including fixing brackets, joints and bends but not including connection to waste or for soakaways.
Surface treatment:
Preparation, sanding and External treatment with; Butinox 1 woodstain, UV resistant treatment and decay protection; Butinox 4 clear UV and weather proofing which will not peel or crack (Alkyd based). This is our recommended external treatment and the guarantee is conditional on suitable external treatment being applied and properly maintained.
Preparation & sanding of internal surfaces, supply and application of clear water based treatment for which we recommend a minimum of one seal coat to walls and a minimum of an additional mist coat to kitchen and bathroom walls, three coats of clear, water based floor varnish and or fire rated varnish where required.
We have not included the following (but prices are available on application):
Shutters.
Balconies or overhangs not shown on the drawings.
Wall insulation (not needed to comply with B.S. but required for Building regulations)
Roof windows (opening or fixed).
Fire protection (not normally a requirement for dwellings but required in certain circumstances to comply with building regulations i.e. public buildings).
Emergency lighting.
Services to the cabin.
Blinds, curtains, carpets, floor mats and other internal furnishings and fittings.
Detailed drawings or planning consent.
Disabled access by way of 1000mm wide doors, low-level window handles and sockets at 600mm height can be quoted for separately.
Customer requirements
If not available, any additional costs would be payable by the customer at roof level.
The site must be clear for access, unloading and installation, with sufficient ground area to unload, store, un-pack and lay out for assembly. Storage should be immediately adjacent to the site. The storage and working area should be well drained with stone or bark already laid prior to commencement of our work so as to permit the works to be carried out safely. If this is not available then additional costs are likely and would be payable by the customer.
An all terrain mechanical unloading device such as a Loadall, capable of lifting at least 3½ Tonnes should be provided to unload all materials.
Approvals and laying of foundations are the responsibility of the customer which should be square and level, to sizes specified by Rural Leisure Limited. This drawing will be produced after the CAM drawings for the cabin have been finalized.
Provide for our temporary use; toilet facilities, mains electricity (or fuel for generators), drinking water supply, storage for our tools immediately adjacent to the job-site, facility to burn debris or to remove from site at your cost.
If the customer has any special requirements additional to this proposal then these should be discussed and agreed with a Director of the company and confirmed by Rural Leisure Limited in writing.
All options can be quoted for separately upon request.
Cabin 15 Year Guarantee on structure & materials
Rural Leisure Limited interlocking rigid log cabins provide lasting pleasure and durability giving tranquility and peace of mind.
Design and Material selection:
Our ranges of timber log cabins are made with a specially designed interlocking groove joint along the whole length of each log. At corners the wood is machined with a weather resistant cross-halved joint which adds further rigidity to the structure.
The floor is constructed with floor joists and covered by tongue and grooved floorboards. The roof is supported by full-length purlins at the ridge and mid–span positions and the walls at the eaves. Again the roofboards are tongue and groove.
Wood is selected as fine grained North-European Softwood (usually either Spruce or Pine) which is kiln dried but otherwise untreated.
Because of the peculiar combination of damp mild conditions in the UK it is therefore strongly recommended that the timber be treated on site with one of the many preservatives, which give protection against insect and fungal attack, and provide water resistance.
If preferred the cabins can be pre-treated in controlled conditions, though this may be an extra cost. A further two to three weeks should be added to the delivery period to cover the processing time and for the timber to dry slowly and reduce the number and size of shakes. After installation it would then be the customer's responsibility to treat the outside of the cabin with a coating to provide a UV filter and water repellent.
Packaging & Delivery:
Your cabin will be delivered to your property in a kit usually banded together on pallets. You will on request receive a full set of instructions consisting of a method statement, bill of goods, floor plan and location elevations.
Doors & Windows:
Doors are supplied pre-assembled and double-glazed with safety glass and quadrant timber glazing beads. They are fitted with heavy-duty hinges and a lever latch with cylinder lock.
Unless otherwise specified, windows will normally be constructed as tilt & turns and are double-glazed. Externally windows can be fitted with shutters at extra cost. These are fitted with a lock on the inside.
British standards and Building Regulations:
Where specified cabins can be made to comply with BS6764 Habitation and stability requirements for leisure accommodation vehicles: Leisure Homes, BS3632 Specification for Residential Park Homes or Building Regulations. It is the customer’s responsibility to specify which.
Installation service:
Providing the method statement and assembly instructions are read understood and complied with, smaller cabins are capable of being installed by any competent person. We offer an installation service at extra cost. We use skilled and experienced teams of men who will install the cabin. If you require they can also put down the base and fit the roof covering. We also offer a full fit-out service.
Insofar as the item is our responsibility and within our terms and conditions, it is fully covered for the period of this warranty. Any unapproved alterations or amendments may invalidate this guarantee.
